I. Biomedical (investment/development):

As an investor/developer, BioRealty performs 4 types of transactional services:
  1. Build-to-Suit Development (leased or owned) – Ground up development of a new facility to-suit.
  2. Buy-to-Suits (leased or owned) – Acquisition and rehabilitation of an existing facility to satisfy specific client requirements (“to-suit”).
  3. Life Science Business Park Development – Serves as the development partner to public and private entities seeking to form or expand a life science business park.
  4. Sale-Leasebacks – Acquisition of an existing facility, which is leased-back to the current occupant.
  5. Acquisitions - Acquisition of existing biomedical real estate ranging from 0% to 100% leased.
 
Transaction Parameters: (except for Business Park Development)


BRI develops and/or invests in biomedical facilities with the following characteristics:

 

Location: Anywhere in the United States or Canada
Size: Acquisition or development cost in excess of $5M

 

 

Additional criteria for our sale-leasebacks, buy-to-suits and build-to-suits:

 

Property Type: Biomedical real estate 75% or more leased. Highly specialized facilities will be considered, including biomanufacturing space and fill/finish suites.
Tenant Credit: Tenant’s which range from venture funded companies in Phase II clinical trials to AAA rated firms
